Warwick Students’ Union (Warwick SU) is a vibrant, student-led, not-for-profit organisation at the heart of campus life. We run bars, food outlets, events, and services that support over 300 student societies and clubs – all while maintaining a safe, welcoming, and well-kept environment for students, staff, and visitors.

Our Maintenance & Facilities Team plays a vital role in making sure our spaces remain safe, functional, and ready for everyone to enjoy.

What’s on offer?

  • Contract: Part-time, fixed term until 1 April 2026
  • Hours: Average 21 hours per week, worked over 3 days (Mondays & Thursdays essential)
  • Salary: £14,946 – £15,910 per annum (FTE: £25,978 – £27,653)
    Equivalent hourly rate: £13.65 – £14.53
  • Location: Warwick SU, Coventry, West Midlands

What’s the role?

As our Maintenance & Facilities Operative, you’ll help ensure our buildings and facilities are safe, well-maintained, and welcoming. This is a varied, hands-on role where no two days are the same – one day you might be completing planned maintenance tasks or repairing furniture, while the next you might be supervising external contractors or assisting in an emergency situation.

Your responsibilities will include:

  • Carry out repairs, maintenance, and compliance checks
  • Support the setup of meeting rooms and events
  • Supervise contractors and manage maintenance supplies
  • Work with colleagues to keep spaces safe, clean, and ready to use

This role is crucial to maintaining the smooth operation of Warwick SU and ensuring a safe, welcoming environment for our students, colleagues, and visitors.

Who are we looking for?

We’re seeking someone with practical building trade skills and a commitment to high standards. You’ll be safety-conscious, organised, and able to work both independently and as part of a team.

Essential skills & experience:

  • Trade skills (City & Guilds L1–4 or 5+ years’ relevant experience)
  • Great communication skills & a safety-first mindset
  • Experience of prioritising and completing jobs on time and to a high standard
  • Knowledge of health & safety requirements and safe working practices
  • Basic IT skills, including Outlook, Word and Excel

Desirable:

  • Experience in stock management and basic facilities administration tasks
  • Understanding of environmentally sustainable working practices

JOB DESCRIPTION

JOB TITLE: Maintenance and Facilities Operative

RESPONSIBLE TO: Facilities & Safety Manager and through him/her the Chief of People and Support Services, Chief Executive, Board of Directors and Board of Trustees

MAIN PURPOSE FOR JOB: To carry out the necessary work to ensure that the Union buildings are maintained to a high standard, adhering to regulations and legislative requirements for Health and Safety

WORKS CLOSELY WITH: Housekeeping Team, Welcome Hub, Department Managers, University Estates, Security and Outside Contractors

MAIN DUTIES / RESPONSIBILITIES

  • To complete construction and maintenance work in a safe manner, within timescales and in budget
  • To log any occurrence of vandalism, offer solutions and cost out repairs for the Facilities & Safety Manager
  • To carry out daily building checks, report on findings and rectify defects as appropriate
  • To support legal compliance within the SU buildings, to include carrying out flushing for legionella control, checks on fire equipment and egress routes, and other similar duties as required
  • To ensure adequate stocks of maintenance consumables
  • To highlight to the Facilities & Safety Manager maintenance issues that require Estates to resolve and log dockets where appropriate
  • To help supervise external contractors when required
  • To support setting up and preparing meeting rooms with the Welcome Hub
  • To maintain and repair furniture and other equipment as appropriate
  • To follow a programme of planned preventative maintenance and support vacation works lists, contributing to plans where appropriate and liaise with Estates and Contractors as required
  • To assist the Housekeeping team to maintain areas such toilets and in emergency situations such as floods
  • To ensure a high standard of customer care at all times
  • To maintain computer reporting systems
  • The above duties to be carried out with due regard to the Organisation policy on Health and Safety, Customer Care and Equal Opportunities, in accordance with legislative requirements
  • Any other duties, in line with the job description, that may, from time to time, be reasonably required.

EXPECTED STANDARDS

  • City and Guilds level 1 to 4, in general building construction or at least 5 years relevant building trade experience in painting, plastering, carpentry or joinery
  • Good standard of verbal communication with colleagues and customers, and organisational policies adhered to.
  • Requests are responded to quickly, courteously and accurately.
  • Jobs are completed on time, to the required standard, and according to priority. The Facilities & Safety Manager is kept fully informed of progress.
  • Planned Preventative Maintenance schedule is maintained, and vacation work schedules are compiled and actioned.
  • To ensure that all health and safety procedures are adhered to and work is carried out in a safe manner.
  • Compliance checks and any related communication or reports to be accurate, clear, concise and on time
  • Support is provided to the housekeeping team where required.
  • Duties to be carried out in an environmentally sustainable way.
  • To have a working knowledge of Outlook, basic Word and Excel inputting and similar applications
